Please tell me what's wrong with this nomination to get rejected

Can you provide the complete detail of your nomination? We know the title, photo, and location, so just need the description and the supporting information (text and photo).

Unfortunately, the only Street View available for your nomination seems to suggest that there is no pedestrian access from outside, therefore the "No Pedestrian Access" rejection. In addition, your nomination appears to be taken from inside the complex, with no Street View/Photosphere to confirm, leading to "No Real-World Location" rejection.

Based on this observation, the best thing you can do is to create photosphere using the Street View app from the inside (where your nomination photo was taken), so that reviewers can see the nomination and its surrounding area better and make better judgements.
Also I still need to see your supporting information photo and text to see if they are helpful enough for reviewers.

Does it meet any of the criteria - I don't think so.
Maybe for people in the photo, car, no side walk. Besides, I don't think it's a good nomination.
It seems to me that this is a private property. (Hotel or whatever).
We talk about private property only with single family houses, and it's clearly not a single family house. From map view it also looks like entrance to shop plaza and some magazines (as mentioned in description, it's industrial park). So no PRP for sure ;)
As others mentioned, on streetview and map view you can't see safe pedestrian acces for it, so it will be hard sell for reviewers. I would also suggest to make photosphere near it to show it has safe pedestrian acces, as okto345-ING mentioned. I think you might have some more chance if you take main photo from the front of the sign (so text on sign will show the same text as your title and reviewers might use streetview to look at it a bit too). I don't know if it will help much, but it's worth a try.
But I would also like to see your support photo and support text, what information you give for reviewers, as they ddin't get much from description, you should help reviewers with supporting text and photo. Show it to us too, it will help us to give you more advice :)
Setting aside the pedestrian access issue for a moment, this simply does not appear to be a good nomination. An industrial park does not meet any of the criteria for acceptance. The gate itself also does not appear to be of any particular architectural or historical significance, nor does it appear to be a place to exercise or be social, so it also does not seem to meet any acceptance criteria.

I can find it in the "What is it?" section, but that question has this kind of items that are clearly stated as NON eligible, so that list is not related to eligibility.
