Muitas pessoas rejeitam wsyspots por estarem em condomínio e acharem que não é uma zona elegível.

De Acordo com o post de Janeiro, a Niantic considera que os condominios podem ter somente 1 pokestop como area de playground, qualquer pokestop a mais deveria ser marcado com duplicidade, mas alguns avaliadores se negam a se atualizar com Clarificações de Janeiro 2020, que esta até no ajuda do site do Wayfarer, ajudaria muito se o time de suporte da Niantic atualizasse a parte de locais elegiveis dentro do ajuda do site wayfarer...

That's not what the January 2020 Clarifications says. It makes no mention of there can only be one Wayspot in a condominium or apartment complex. I think you are confusing the limitation there can only be one Wayspot per playground.
There's one thing that trainers seem to ignore while submitting playgrounds at appartment complexes: Streetview's car did not enter there. If all I can see is a 3-meter wall or the aerial view, I will reject it because I can't verify it.
However... if it's a playground or something not under tree cover/outside, its usually easy to confirm on aerial view as well.
