POI on a house wall

Hello Community,
I submitted this POI candidate for approval and it was rejected due to being on private property. Let me say that I'm well aware of the rules and the building is clearly on private property. But the fence, which separates it from the pavement is merely a meter away. So it is clearly visible and the potential stop would be in reach without getting on or even too close to the property.

My point is, that I have seen many stops, where the actual POI is way further inside a property or less visible, but got accepted anyway. Could you please help me improve my submission or at least better understand the way of approval?

This is one area that Niantic have been unwaveringly clear about.
The fact that it is on a single private residence trumps everything else about it and it will be rejected. The fact that it could be something of great historical or artistic significance, that it is very accessible without interfering with the property all don’t matter.
So there is nothing you can do to improve this and need to leave it and find other points to submit.
Probably a dumb question but by private property, do you mean "single private residence/farm" or the catch-all for all private properties (including multiple family apartments and gated subdivisions)?
