This wayspot is clearly a business (even described as such in the description text), which breaches criteria guidlines. The wayspot is inside a private business campus, which encourages tresspassing. The wayspot description is also of a very poor quality, with grammar and spelling errors. How on earth did this get approved?

Being inside a private business campus is perfectly legitimate. People clearly shouldn't trespass to access a wayspot, but those who can legitimately access the campus can use it. What is it about the business that breaches criteria? Only some adult related businesses are expressly prohibited. Reviewers don't always reject for grammar or spelling.
Not a great wayspot, but I'm struggling to see which of the removal criteria you think this meets.
One of the rejection criteria is “A generic business, chain, or franchise that is not locally unique.” It actually says franchise in the description.
That's a rejection reason NOT a removal reason.
You can find the removal criteria on your app, but broadly they are:
No safe pedestrian access.
Obstructs or interferes with emergency services.
Private residential property.
School (K12 and under)
Permanently removed from location.
Duplicate
Not meeting current criteria is not a removal reason. Sometimes Niantic will still remove wayspots that don't meet current criteria, but generally they don't, apart from in cases of mass abuse. Niantic don't generally explain why they sometimes make exceptions to the removal reasons.
