Facade of a building private property?

Just to get some things clear: can a wayspot be the facade of a building in a city, placed right next to the sidewalk? Since you don't have to step on private property to access it, I see no issues there. Am I right?
Seeing many wayspots in the neighbourhood that show the exact same situation I don't see why it shouldn't be allowed.
And what if there's 4 letterboxes on the front gate and a little shop inside?

There is a similar discussion about the issue: https://community.wayfarer.nianticlabs.com/discussion/10127/art-on-wall-of-private-buildings-or-private-border-of-houses
If the building is for a single-family, it is ineligible. Multi-family residences are allowed.
If the building is a private residence, it is invalid, not matter what the accessibility to the street is. No Wayspots on private residential property means exactly that, and it includes anything attached to or painted on the property.
So in this case, what if there's 5 letterboxes in total and a shop inside? Should it be eligible then?
Murals on the sides of businesses are ok so long as they have pedestrian access. But if it is on the side of a private home or on the fenceline of a private home (even if that private home has a home office), it is ineligible regardless of what it is.
