Two obvious things stand out - there's someone in your photo which is a reject reason. The bit about there being no pokestops near by is completely irrelevant to whether this would make a good wayspot - instead put some effort into why people might explore this place or socialise here

I don't think the moderators need to comment. As @HankWolfman-PGO said this is not a Wayfarer issue. Your points are interesting but how Pokestops and Portals are spaced is something you would need to discuss with the games teams on the appropriate forums not the Wayfarer forum.

All I can suggest is using a photo from the rear as your main photo, giving it a title along the lines of 'Car converted into play equipment', emphasising in the description it is fixed to the ground, and hope!

You're likely to struggle with this unless you can provide evidence it is community led - if it's got a sign on or next to it that will help, failing that a web link in supporting evidence. It's very small which won't help - larger community gardens are easier, and you'd stand much more chance of success if you wait and…

If the nomination is a car then it would be rejected as temporary because it can easily be moved. Vehicles permanently fixed to a display stand/the ground stand a chance.

A self contained decorative fountain would be eligible, a water spout in the middle of a body of water isn't. You have to be able to reach the fountain on foot.

Generic street signs are ineligible - trails are promoted as a great place to exercise by Niantic.

They're placemarkers for a distinct section of trail - that's the important point. Goalposts all look pretty much the same but you don't expect them to all look radically different when used as markers for football pitches.

Restricted public access isn't a valid removal reason - providing some people can access it e.g. residents and guests it's valid. Wayspots don't have to be accessible by everyone.

If you can access it if you know someone that lives there then it isn't an invalid wayspot.

Interesting - I'm not sure the separate entrances makes a difference, I would still think of it as one building (the former church) containing multiple residences, but I can understand your argument and I'm not sure there's a 'right' answer - it will be interesting to see how Niantic view it.

If the building had been converted into one single family residence then I would say the building would be invalid but if it's three houses within the one building it should still be valid.

We can't really give advice without seeing them - if you want to post them in nomination improvement people will happily give suggestions.

Wayspots in gated communities are perfectly acceptable - private residential property restrictions only apply to single family residential properties. Wayspots only have to have access to some of the public - they don't have to be accessible to everyone.

Yes if it's divided into four flats it won't break the rules. If you're nominating it make it clear it is multiple residences (trying to show multiple door bells in the photo can help convince reviewers for example).

No idea - I've failed to get a sailing club through that similarly should be an easy pass.

As to why things that don't meet current criteria are wayspots there are multiple reasons - criteria changes from time to time, people make mistakes, people deliberately vote wrongly etc. Just make sure when you nominate you follow current guidance and don't base nominations on what other people have managed to nominate.

Welcome signs rarely get approved as they don't really meet any criteria - they're not a great place to explore, exercise or socialise. You wouldn't suggest them as a place that you must see, exercise at etc. Any socialisation is coincidental not the purpose of the sign.

If you start making exceptions to LFL where would you stop? Why not historic plaques, murals etc. ? Or interesting architectural details? I don't see that there needs to be exceptions - clear rules make life easier.
