On the property of Watsonville High school. This “Mello Center for the Performing Arts” is the school’s theater.
This is a an odd situation.
When you look at the School website you would expect such a great facility to be talked about, but it’s not.
Equally the Mello website is all about community and nothing about any close relationship with the school.
Not what you’d expect.
And yet there is a noticeboard about the school near the door, and the building is next to it.
Curious. But I presume it is wholly owned by the school.

Yes, those can be edited by anyone on the Internet; I’ve done a few.
There are no multiple buildings on this corner. It is the same building. And they share the same address of 250 East Beach Street
On https://www.mellocenter.org/rental-information, there is a PDF for renting the facility. It appears the center is a shared venture between Pajaro Valley Unified School District and City of Watsonville.
After visiting the school’s website, I found a link to the district maps:

I cannot figure out how to get a link to a specific location but here is a screenshot:
Now based upon that, I need to reconsider whether another nearby portal is on school property!

(I discovered several wayspots on this campus after reviewing a new one trying to get added. When I did the research at the time, I thought Bockius-Orr House was not on the school property, but now I’m not so sure!)
Anyone can add this on Google Maps. Anyone can edit Google Maps.
And in the next sentence I said:

I also found on the school’s website that their dance club practices at the Mello stage:
