Query. A home that has a seperate, advertised, rental guest room close to swimming pool. Think granny flat, seperate tiny home in yard, seperate motel like room in yard, holiday / vacation rental / airbnb.
Let’s say it also has eligible poi.
Query. Two family home with eligible poi. Home that is rented to multiple tenants on a room by room basis with eligible poi.
Your thoughts in general will be appreciated.
So without seeing specifics of the property I’d likely pass on this. There is no easy way to tell that that is a ‘granny flat’ vs something like an art studio.
Personally, if I have to get down to minutia on eligibility, then I don’t submit it. When reviewing, I have to be absolutely convinced of eligibility to accept. SFPRP with a room or rooms rented out is still SFPRP afaik. Even when the property is eligible, the poi must still be in the shared community spaces, so I would have to be very convinced that the space is shared, and not something like a fenced off garden for the apartment. Is very difficult to talk about without a specific example.
