This pokestop was approved by Niantic (through an appeal), and it was removed for no reason.
This is not on Private Residential Property - it is on business property. The two businesses listed are on the mailbox as evidence.
Why was this removed?
I think the problem is that those company logos could just be company logos that someone has put on their mailbox. The streetview images make this look like SFPRP (single-family private residential property) and there is no indication of a business here except the google maps pin for Clear Mortgage.
Unfortunately, the weblink on that google maps pin goes nowhere, so this doesn’t look like a legitimate pin. This means zero evidence on the ground of this being a business not SFPRP.
Maybe someone is running a business out of their home, which wouldn’t change it’s status as a home.

It does look like a business being run from a SFPRP to me, and the mailbox seems to be on the property boundary.. but that’s just my opinion.

The truck company doesn’t seem to have much activity - only a facebook page, and their website is down.
City of Tempe zones the plot as agricultural - but there is no farm there. The owner does have a house where they live - next door - it is on the same plot but walled off and separate.

Thanks for the appeal, @PKMNAgentCTB We have taken another look, but stand by our decision to retire this Wayspot.
What was the reasoning for the retirement?

Please do not post in such a way. This goes against the forum guidelines and is disrespectful towards the wayfarer community.
I can understand that in this case the wayspot is retired. I also own an official business, my two companies are officially registered at the chamber of commerce at my home address. If this would have been allowed, I could nominate one of the pieces of art that I bought, and get my own couch stop, as I also could have, rightfully, claimed that my property is also a business address. But in all fairness, it is 99% just the place where we live, and all reviewers, would just see a regular house on the map.

Yes, if one is looking at it from superficial criteria.
I could post the zoning map showing it is agricultural zoned.
I also remember that the owner also tried to change this place to a private school but the city denied the zoning change request.
There are some trucks parked on this lot, so the truck business is still there.
An agricultural zone can still contain a private residence. So this doesn’t stop something being ineligible due to the SFPRP rule.
