I live in a very new community and we have no pokestops here. I submitted for a spot that is a greenbelt and meets criteria but it was still rejected. Can anyone give some feedback?

To be frank, when I look at your photo, I just see dirt. A Wayspot must have some feature that identifies it so that you know that you have arrived.
See the second point under Acceptance Criteria:
If the neighborhood puts up a sign about the greenbelt, that could be a focal point for a Wayspot. Maybe even benches. But just “we left this area natural” is going to be very difficult to submit.

With the US zoning laws you can get areas that struggle with places to nominate.
We are also going to struggle as with the new build I assume that the landscape is going to be changing daily and google maps is not keeping up.
You have “Fox Grove Community Park” to the North West that has a few waypoints. Is there any trails in the woods between you and the park?
Are any Kids Play Areas to be built in the new area?

There are a couple of unsubmitted apartment complex pools that would work. Also like a nature/golf area that might have more spots. Are there any trails nearby? Also this gym would work, so would any apartment complex gyms

Google satelitte is out of date so it is hard to compare locations but this image shows work in progress.
It looks as though main pool area could be submitted in its own cell and a wild guess ( could be wrong ) the tennis court too.
The play area and nabe basketball court need correcting I think.
Since it is still in development with great community facilities could you ask in the estate office if they have any official plans for that area.
Could they make signs to make it an official trail.
